What is it?
This large detached house accommodates a spacious private living area with roof terrace of 75 m2 (second floor) and two apartments, a studio and a community room with kitchen and storage room for rental (first floor). A B&B permit has been issued for the apartments, studio and community room and it is functioning as such. Included in the sale is transfer of the license, inventory, linen and bedding of the rental accommodations, the website and login details of all OTAs. There will also be a comprehensive handover. The property is move-in ready and no major maintenance can be expected in the short term.
The two apartments each have two bedrooms, a living room with an open kitchen and a bathroom. The studio consists of a living/bedroom with a kitchenette and a bathroom. The back part of the house consists of a common area with a bar, a modest kitchen and a sitting/dining area. Adjacent is a covered terrace and a covered bread oven. Furthermore, near the terrace there is a toilet. On the first floor are also the technical rooms and storage rooms.
Through two separate entrances, the second floor can be reached. On this floor there are the 6 rooms, three of which are currently used as bedrooms. There is a spacious modern bathroom with shower and bathtub, a large fitted kitchen that is in open connection with a sitting area/office. Through the kitchen there is an access to a large covered roof terrace with wide views. The sitting area/office has its own balcony. Around much of the house is a continuous veranda. Above this floor there is still a very spacious attic with headroom which can be accessed via a fixed staircase and, if desired, could be used for other purposes. The attic has its own entrance.
The total registered living area is 478 m2 and the gross floor area is 838 m2. So there is still plenty of room for expansion.
What are the facilities like?
The entire property has its own water supply via a drilled well and is suitable for drinking. It is connected to the grid but it also produces its own electricity through 10 solar panels. There is a solar water heater with a geyser and electricity as backup and there are 2 electric water heaters. The whole house is connected to the sewer system except for the bar which has its own septic tank. For internet there is fiber optic.
Virtually all windows are recently double-glazed. All second floor windows have shutters. The apartments and the community room of the B&B are heated with an individual pellet stove and the studio has an air conditioner (with heat pump). In the private area there are three air conditioners (with heat pump), a fireplace with built-in cassette in the kitchen, a pellet stove in the sitting area and a wood stove with fans in 1 of the bedrooms (which now serves as a gym).
Is there outdoor space?
The entire plot is +/- 3,000 m2 of which +/-2,200 m2 is laid out as a garden and cozy accommodation for guests. The plot is almost flat and is completely fenced (safe for young children). There is a swimming pool of about 50m2 that can be closed. The pool was completely renovated spring 2025 (new liner, new skimmers, injections, new caps for lighting, infinitely adjustable pump and equipped with a salt water system. In the garden grow ornamental trees and also many fruit trees. There are several, some very old, olive trees and some nut trees. Much of the garden has automatic irrigation and there are several water points. In front of the house is a lockable parking lot.
Particulars?
The property is an ongoing B&B with valid registration and current bookings which will allow the new owner to generate income immediately. There is also good income to be obtained through rentals for longer periods in the post-season. In addition, the domain has already been rented out several times as group accommodation.
Where is it?
The estate is located on the outskirts of the village of Pinheiro de Coja. At 3 km is the larger village of Côja. Cõja is a lively village with an authentic atmosphere. There is a school, a river beach, a campground and several restaurants. There are also many and beautiful walks and mountain bike routes in this area.
Tábua is about 10km away. This is a center municipality where the main amenities are present, such as restaurants, stores, supermarkets, post office, banks, doctor’s office, schools, vocational training, swimming pool, library and a weekly market. A larger city like Coimbra is about 65km away.
